Terms and Conditions for Hired Holiday Accommodation


Trusthorpe Springs and Lakeside Springs are family orientated parks catering for owner occupied holiday caravans/letting caravans/touring caravans/trailer tents/tents/motor caravans. Our guests’ enjoyment and safety is paramount and therefore we ask you to read the following Terms and Conditions before making your booking.

We reserve the right to ask guests who contravene these terms and conditions or, who in any other way are behaving in a manner likely to cause distress or nuisance to other visitors, to leave the park immediately. In these circumstances the holiday ceases and we shall not be liable for any extra costs incurred by you.

Access Statement

We seek to provide the very best service to all our guests and have a specially prepared access statement available on our website at www.springsholidayestates.co.uk which describes the facilities we have to offer on the Parks.


The contract is for a short-term holiday rental of the property specified on the booking form made between the client and the owners of Springs Holiday Estates (“the owners”), binding from such time that booking is made and inclusive of all the following conditions.

By making a booking the client contracts on behalf of himself/herself and all those in his/her party and represents that he/she has the authority to accept these conditions on behalf of and binding upon all guests in his/her party.

Bookings are accepted on the understanding that the property is taken for holiday purposes only and that, excepting babies, the number of people in each property is limited to that entered on the booking form.

The client and any friends or family of the client visiting the property while the client is staying there must adhere to the conditions of the contract, including the rules and procedures contained in the information folder provided in the property.

We cater for families and couples and do not accept bookings from all male or all female parties of three or more persons. We also reserve the right to refuse any booking.

The terms contained in this contract do not affect your statutory rights.

Booking conditions

Bookings can be made in the following ways:

~ Use the Booking Form on the website and pay by cheque or postal order (cheques payable to Springs Estates (Lincs) Ltd).
~ By telephone on 01507 441333 using a credit/debit card
~ Using our on-line booking service at www.pitchup.com
~ In person, subject to availability, at the park

The person who signs the Booking Form is responsible for the booking and warrants that they are over 18 years of age and that the party will not exceed the numbers stated on the booking form.

The information supplied on the Booking Form will be stored on computer for administrative purposes. Under no circumstances will this information be provided to a third party.

The Price of the Holiday

Once you have made your booking, the price of the holiday will not be subject to any change unless the rate of VAT changes.

The balance of the price of your holiday must be paid 14 days prior to arrival for commencement of the rental. If the balance is not paid in time then we are entitled to cancel the holiday and retain your deposit.


When booking £50.00 per week booked when booked direct to us. A 15% deposit based on the holiday cost is required when booked through “Pitchup.com”


The full balance of the holiday accommodation cost is to be paid no later than 14 days prior to the start of the rental period.

Cancellation of the Holiday

You may cancel your holiday at any time. Cancellation will be effective on the date it is received by us. However cancellation charges are payable as follows:

15 days or over notice Deposit Only

14 days and under notice No Refund of Payment

Any payment made to “Pitchup.com”, the online booking service, is non-refundable on cancellation and forms part of any refund the company may give.

Non-payment of the balance of the cost of the holiday accommodation on or after the due date may be construed as a cancellation of the contract by the client.

Any cancellation made by the client for whatever reason shall be in writing and addressed to the address on the website.

It is regretted that no refunds can be given if guests depart prior to the end of the booked holiday, unless they do so as the result of the breach of some obligation on our part which would justify cancelling the holiday.

The client is strongly advised to take out holiday cancellation insurance.

Holiday Behaviour Standards

By making a booking with us you have entered a contract in which you undertake, on behalf of yourself and the people in your party (including children), to adopt the following minimum standards of behaviour:

To act in a courteous and considerate manner towards us, our staff and other guests

To supervise children properly so that they are not a nuisance or danger to themselves or others

You further agree that you will not:

– commit any criminal offence at the Park or undertake any criminal activity
– commit any acts of vandalism or nuisance

– keep or carry any firearm or any other weapon at the Park

– use any unlawful drugs

– create any undue noise or disturbance

– carry on any trade or business while on the Park.

Quiet hours are from 12.00pm until 8.00am. Please respect your fellow guests and keep noise to an absolute minimum.

Period of Hire

Rentals commence at 2.00 pm on the day of arrival and terminate at 10.00am on the day of departure.

The arrival time should be arranged in advance. The client should arrange an estimated time with Trusthorpe Reception or the Main Office and inform them of any changes to that time to ensure somebody is available to show the client into the accommodation.

Sub Letting

Sub letting of the accommodation is not permitted.

Right of Entry

Whilst respecting the reasonable privacy of the client, the owners of Springs Holiday Estates reserve the right to access all accommodation at all times, if necessary, for repairs and emergencies.

If inviting friends to visit the client must first seek the permission of the owners.

No person who has been convicted of a criminal sexual offence may reside in the accommodation or visit the Park.

Care of the Property

The client shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair, condition, cleanliness and tidiness as at the commencement of the rental period.

Breakages or Damage

The client is required to inform the owner of any damage or breakage in or around the property promptly so that it can be repaired and replaced for the next client.

The client is bound to reimburse the owners for replacement, repair or extra cleaning costs where reasonably demanded by the owners for damage caused by the client.

Rules and Procedures

Clients are required to observe the rules and familiarise themselves with the procedures contained in the information folder provided in each accommodation.

Open fires and ground level barbeques are not permitted.

The use of generators is not permitted.

Cutting or damaging trees and other vegetation is strictly prohibited and the natural conditions are not to be disturbed. This includes tying ropes to, or driving nails into, trees.

Please note that should you wish to extend your stay beyond the booked dates there is no guarantee that the same accommodation will be available.


Smoking is not permitted anywhere inside the holiday accommodation, reception, shop or The Cartwheel.


A maximum of two dogs are permitted in the accommodation subject to prior arrangement with the owners and the following conditions:

Dogs are not permitted on the furniture.

Dogs must not be left unattended in the accommodation at any time.

When out of the accommodation the dog must be on a lead under the control of a responsible adult at all times. The client must clear up after the dog promptly, and dispose of bagged waste in an exterior bin.

The client is responsible for any damage howsoever caused by their dog and liable to reimburse the owner for any replacement or repair thereby necessitated.

The owners reserve the right to terminate the contract if the behaviour of the client’s dog is considered unacceptable.


The owners of Springs Holiday Estates are not liable for any loss or damage to any client’s property or any property belonging to a member of the client’s party howsoever caused.


If you have a complaint or an observation about anything during your holiday please raise it with a member of our staff immediately and if you wish to pursue it following your departure please write to the General Manager within 28 days of your departure. However we do suggest that you try and complete a report about the complaint while you are on holiday.
